Special Zoning Meeting on JFK Building

SOSNA & SOUTH STREET WEST CIVIC ASSOCIATION are hosting a joint COMMUNITY ZONING MEETING
to discuss development plans for the JFK Vocational Building in the 700 block of Schuylkill Ave. The meeting will be held on Thursday, October 27, 2005 at 7:00 PM at the JFK building, 734 Schuylkill Ave. (Enter at main entrance)

Please join us at the JFK building on Schuylkill Avenue for a zoning meeting to discuss plans to develop this property. Plans for redevelopment of this site will be presented at 7:00pm, followed by an opportunity to ask questions. The proposed plan is primarily for residential use.

The developer has a zoning hearing scheduled on November 2, and would like community input prior to that hearing. Please join us to see the plans and discuss any concerns you might have.

· The application is for a for a free-standing double-faced
sign 63" X 49" Accessory to an existing church with existing fence as
shown, size and location as shown in the application.


1418 Pemberton Street

· The application is for the complete demolition of existing
structure on the lot, for the erection of a five (5) story detached
structure maximum height not to exceed 50 feet, for the use as a
single family dwelling with cellar, interior accessory parking garage,
a balcony (deck) at 2nd floor (front), a balcony at 3rd floor (rear),
a roof top terrace, an uncovered cement slab, not to exceed 12 inches
above ground, for the erection of a fence, maximum 8 feet high in the

In order to qualify to run and to vote you must have attended 4
General Meetings from October 2004 through September 2005, be a SOSNA
member, be at least 18 years of age, and have an interest in the NAC
service area. The NAC service area is Broad Street west to the
Schuylkill River and Washington Avenue north to South Street.


The Election Committee and the Office of Housing and Community
Development of the City of Philadelphia will monitor the NAC Election.
The polls will close at 8:30 sharp.

· The application is for the partial demolition of an existing
building and the erection of a three (3) story addition (rear) and a
one (1) story addition at the 3rd floor level with an open deck at the
3rd floor level. Height not to exceed 35' high, size and location to
be as shown in the application, as part of a single family dwelling.

2320 Madison Square

· The application is for the erection of a three (3) story
structure maximum height thirty-five (35) feet with a cellar for use
as a single family dwelling with a deck at 2nd floor roof (less than
12 inches above the roof) size and location as shown in the application.

2550 Grays Ferry Avenue

· The application is for the erection of a four (4) story
detached structure with a cellar (maximum height of 33"-11") with one
(1) interior car garage. A roof deck on the 2nd story xroof (more than
12" above the roof below and 36" railing height), a roof over second
story rear deck (vertical supports at least 18" from property lines),
and a rear bay window at the first floor level (size and location as
shown in the application).


2617-25 Grays Ferry Avenue (G2 General Industrial District)

· The application is for a restaurant, take-out with seating
(less than 30 seats), no entertainment, no dispensing window, no
take-out of malt alcoholic beverages or beer, within a portion of
existing one (1) story structure; remainder of structure to remain vacant.

2446-56 Christian Street

· To legalize a 60' high tower (determined by the Court of
Common Pleas and Commonwealth Court not to be considered an existing
structure under the Philadelphia Zoning Code) atop a one-story (30'
high) structure – total height from grade to top of tower is 90' with
nine (9) antenna placed on this structure without permit (antenna
length not to exceed 15' in any direction) and for the demolition of a
10'X20' one-story structure and erect four cabinets (each 2'-8" X 2'-3
½" X 5'-11" high) atop a 10' x 20' equipment sled (equipment total
height above grade 6'-2"), and for the legalization of a 10" high
fence. All for use as a wireless services facility within 500' of
residential dwelling units (all lighting other than required by the
FAA shall be shielded and reflected from adjoining properties) on same
lot with existing storage of cable television parts, size(s) and
location(s) as shown in application dated 12/23/03 and Supreme Court
order dated 8/17/04.

2425 Grays Ferry Avenue

· Reconstruction rehabilitate former Pandora's Box to 2
bi-level apartments and 1st floor to restaurant/café with liquor
license and outdoor seating. Review by community – development
proposal still being defined.

How Does Philly Work?

The City's Department of Records has teamed up with the Atwater Kent Museum to put on a four-Thursday series entitled "How Does Philly Work" showing how the City will use its new geographic information system (GIS) to track crime and public health issues, deal with tax issues, review building codes and more. Speakers include representatives from the Police, Streets, Water, and Public Health Department. Starts October 20. Southwest Center City's two elementary schools, Chester Arthur and EM Stanton, will be participating in the Center City School Fair on October 22nd at the Pennsylvania Convention Center. SOSNA Seeks Executive Director

South of South Neighborhood Association (SOSNA), a community based organization serving Southwest Center City for almost 20 years, is seeking a fulltime Executive Director. SOSNA’s programs include an OHCD-sponsored Housing Counseling and Neighborhood Advisory Committee. SOSNA is preparing to implement an economic development initiative, with multi-year funding in place. For more information, visit www.southofsouth.org.

The Executive Director will manage a minimum of two professional and two administrative staff, Responsibilities include fundraising & financial management as well as overall organizational oversight. The ED reports to the Board President and Personnel Committee.
